Celebrity Gardens - Corporate Resort Community

 

Any successful business is a reflection of the quality of its people. Therefore, this business plan has been developed to introduce Celebrity Gardens (Gardens) to individuals who can help Celebrity Gardens Foundation procure seed funding. The funds will be used to complete the program’s development and implement the marketing plan outlined in this document and cover other associated operating expenditures.
The Garden’s facility is being designed to be entertaining and informative as well as being esthetic to the chosen location. It will provide a marketing tool for sponsoring organizations by having facilities for family get-a-way and company seminars or training opportunities.

Unique Features of the Concept for Celebrity Gardens

Celebrity Garden’s primary funding for the construction and operation will be through tax-exempt donations from two levels of supporters: Founders and Sponsors (these two groups are outlined on pages 4 and 5). Some funding will come from fees charged to on-site vendors and other fees and sales of souvenir merchandise. Sponsored guests will be responsible for purchasing food, souvenirs, and admission to Performing Arts programs only.


There will be no general admissions; all guests will be admitted by invitation only.

Description of the Gardens

Celebrity Gardens Foundation has contracted with Global Operating, Inc. to design, develop and operate a facility known as Celebrity Gardens. The Gardens will be designed and constructed with a focus on the Foundation’s primary mission of education and providing information about effects of emerging technologies on society. The Gardens will offer a vacation environment as a marketing tool for the Garden Sponsors. The facilities will include housing, restaurants and meeting halls in designs mutually approved by the Garden Sponsor, Global Operating, Inc., and Celebrity Gardens Foundation.

The Gardens facility will consist of 10 Towers, sponsored by companies or individuals. Each Tower will house 2000 suites and allotted exhibit areas specific to the Corporate Sponsors. Global Operating, Inc. will develop vending, restaurant, and other services throughout the Gardens.

The proposed Tower design is a modified atrium style with exhibit area, monorail stations, restaurants and shops in the open concourse portion of the structure. The suites will make-up the tower structure.

A Mid- America location with the support of a 1,000,000 population city and the state government as well has been selected. A large extensive site has been offered by the city offering water sites at the foot of city skyline.

Concept & Market Niche

The main thrust of the marketing plan is to attract guests to the Gardens and convert them into a lifetime clientele for companies that sponsor the free vacations.

For the Sponsors, this is an opportunity to realize year-round marketing and customer development through tax-exempt donations to Celebrity Gardens.

The Plan

This Plan is different in that when completed success is virtually guaranteed. Beyond the financial benefits to charity and the chosen location’s economy, it will provide much needed quality time for families to spend together. They can be comforted in the assurance that since admission to Celebrity Gardens is by invitation only, they will be safer here than perhaps anywhere else in the world. Ten of the best-known and respected Celebrities will serve as hosts. A select group of Corporate Sponsors will have their company name associated with these Celebrities by sponsoring “Celebrities” Gardens.

  • 100% of the net income from the Gardens will be distributed by the Foundation to the charities nominated by the Celebrity Hosts.
  • The Corporate Sponsors can showcase their new emerging technologies to everyone visiting the Gardens.

The Garden facilities will allow the sponsors:

  • An opportunity for a tax-free marketing tool.
  • Offer a safe vacation destination.
  • An opportunity for introduction of sponsor’s developing technology to millions.
  • An exhibit area in the Gardens.
  • Annual use of a number of suites allocated from their level of sponsorship.
  • Use of Garden’s logo.
  • Use of their participation in this project in their ongoing advertising / marketing program

The entity is seeking $500,000 in working capital with the funding entity receiving 30% return in a debt instrument along with a 20% stock participation that is projected through pro forma values to offer a potential $10,000,000 return on investment.
